Kansas City Home Renovated on ‘Bargain Mansions’ Is Still a Bargain at $389K

Featured on two episodes of HGTV’s “Bargain Mansions,” this stately and remodeled three-story home in Kansas City, MO, attracted interest the moment it hit the market five days ago for $389,000. An offer is now pending.

Although its list price sits well over the median list price of $217,000 in the 64109 ZIP code, the four-bedroom home is still considered a bargain. A few years ago, home renovation expert Tamara Day purchased this decrepit residence in Kansas City’s trendy Hyde Park neighborhood for $205,000.

Built in 1900, the home had been poorly restored over the decades. Day thought an investment of $100,000 would make the place shipshape. Or should we say, “shirtwaist” shape?

Shirtwaist style

This was an original shirtwaist-style home, which was a popular regional style at the dawn of the 20th century. Highlights of this style include symmetrical design, a front porch, and a steep gabled roof, Day explained on the episode.

“Young families like them for their traditional layout, and the trick is to improve the flow without changing the floor plan,” Day said.

Among the renovation challenges she faced was the removal of a bedroom and ceiling by a not-so-savvy previous owner. Even worse? They were replaced by a two-story-high ceiling flanked by an unusual catwalk.

Catwalk craziness eliminated

In the “Catwalk Craziness” episode, Day dispensed with the catwalk, closed the ceiling, and restored the residence’s fourth bedroom.

She also performed wonders in the kitchen and opened it up. It now features a restored brick wall, all-new appliances, and updated cabinetry.

She also gave the living room a new fireplace with built-in shelving and a board and batten facade.

The meticulous restoration of the original tiger oak staircase was another big win. Day added a new railing and spindles that fit the home’s aesthetic.
