Napa Valley is world-renowned for its wines. But drive a few hundred miles to the north, and there are plenty of other reasons to raise a glass. The state of Washington remains under the radar for many wine drinkers—but has gained favorable traction with wine reviewers.
And for buyers in search of a winery to call their own, Washington offers a much more affordable option than Napa. As a prime example, take this $2.77 million winery estate in Duvall, WA, 16 miles northeast of Seattle.
Built in 1999, the family-owned Cherry Valley Winery’s 4.16-acre spread is ready to provide multiple income streams. Besides the wine biz, there’s also an on-site bed-and-breakfast.
As the listing puts it, “All the legwork has been done for you,” noting that the winery can produce “instant cash flow.” The current owners and winemaker are also ready to mentor the buyer and answer any questions, as well as share their business secrets.
With the purchase price, a buyer will acquire access to the current wine-club membership list, all winemaking equipment and software, as well as the existing inventory of wine bottles.
This short video tour by the listing agent, Nicole Ji of Compass, walks through the site, the next best thing to being on the property sipping the wines. Her listing advises interested buyers not to contact the winemakers directly about a potential sale.
In 2012, the sellers bought the property for $699,900, after it had lingered on the market for a couple of years and was initially priced at $899,000. In 2013, they debuted the winery, with wines from fruit from Pacific Northwest vineyards. They focused on producing wines that age well.
The winery’s reputation is solid, and the tasting room attracts locals every Saturday afternoon for a five-wine sampler.
Cherry Valley Winery now produces 11 wines, a mix of whites, rosé (crafted from syrah, tempranillo, and malbec grapes), and reds. They range from a zesty roussanne-viognier blend to a sultry cabernet sauvignon that the winery says is loaded with “dark cherry cobbler” and “Moroccan spice,” before easing into “rich tannins” followed by a “velvety finish.”
